When we are the Settlement/Closing Agent for both Buyer and Seller, our Services include, but are not limited to:

- Communication with all parties, including buyer, seller, realtors, mortgage broker and lender
- Order Title search for preparation of Title Commitment. The Title Commitment provides all of the requirements in order to close and issue title insurance
- Order municipal lien search, which checks matters, including, but not limited to open permits, violations, re-occupancy certifications, utility accounts and unrecorded liens
- Order payoffs from existing lenders and/or judgment creditors, as applicable
- Order Survey
- Order Estoppel Letters from Condominium Association or Homeowner’s Association
- Coordinate with lender throughout transaction
- Prepare ALTA Settlement Statement
- Prepare Seller’s Closing Disclosure, as applicable
- Prepare required documentation to meet Contract and Title Insurance Requirements
- Schedule mail-away or in office closing for execution of closing documents and/or loan packages
- Provide escrow for receipt of cash to close and loan proceeds
- Disburse escrow funds at closing in accordance with the Settlement Statement and Closing Instructions from lender, as applicable
- Record required documents in the Public Records of County where property is located
- Issue Title Insurance Policies
